More Homes Are Hitting the Market This Spring

Did you try to buy a home last year but decided to hit pause?

Maybe nothing felt like the right fit, or the homes you liked were just out of budget. According to a recent NerdWallet survey, those were two of the biggest reasons buyers stopped searching in 2025.

This spring, that may start to change. More homes are hitting the market, giving buyers more options and a better chance to find the right fit.

Fresh Listings Are Nearly Double What They Were a Few Months Ago

Data from Realtor.com shows new listings are nearly double what they were just three months ago. That means more sellers are putting their homes on the market, giving buyers more fresh options to consider.

That’s a meaningful jump. Listings usually rise as the spring market heats up, but this year’s increase was stronger than the typical seasonal bump.

Realtor.com Senior Economist Jake Krimmel noted that new listings rose 21.2% from February to 439,000. While March usually brings the largest monthly increase of the buying season, averaging about 18% since 2017, this year’s jump topped 20%.

That means more sellers are re-entering the market, giving buyers a fresh wave of homes to consider.

Where Buyers Have More Choices

This trend is showing up across much of the country, which means buyers may have more choices in many markets.

Earlier this year, the Northeast lagged behind as winter weather kept some sellers from listing. But now, the region is catching up quickly.

In March, new listings increased in nearly every state, with some of the strongest gains happening in the Northeast.

What More Inventory Means for Buyers

Right now, there are nearly 1 million homes for sale nationwide, which is more than 8% higher than this time last year.

With more homes available, buyers have a better chance of finding something that truly matches their needs, especially as fresh listings continue to hit the market. As Odeta Kushi, Deputy Chief Economist at First American, explains:

"One encouraging sign for spring buyers is that inventory is improving compared to last year. More homes for sale means buyers have more choices, and when paired with stronger buying power, it can open the door to homes they may not have been able to consider before.

In other words, your home search could look a lot different this year.
