Buyer Incentives from Builders Surge to 5-Year High

by James Lynch

Even though more homes are hitting the market, many buyers are still struggling to find the right fit at the right price. Maybe the layout doesn’t work. Maybe the property needs costly updates. Or maybe it just feels like more of the same options.

That’s why new construction is attracting attention. Buyers are finding some of today’s best opportunities there. The reason? Many builders have a larger-than-usual supply of finished homes sitting unsold. Since they run a business, they’re eager to move that inventory before starting the next projects—and that urgency can work to your advantage.

As Lance Lambert, Co-Founder of ResiClub, explains:

“In markets where completed homes are piling up unsold, many builders have slowed down new spec construction—and they’re offering bigger incentives or even price cuts to clear that backlog.”

Incentives Are the Highest They’ve Been in 5 Years

And the numbers back it up. According to the National Association of Home Builders (NAHB), 66% of builders offered incentives in August—the highest level so far this year, and the biggest share in the past five years.

That means about two-thirds of builders are sweetening the deal to get sales across the finish line. And when builders start offering incentives, buyers like you stand to benefit.

Price Cuts Make a Comeback

One of the top incentives on the table today is price reductions. NAHB reports that nearly 40% of builders are cutting prices right now (see graph below):

On average, builders are trimming about 5% off the purchase price. For a buyer, that discount can mean the difference between settling for a “good enough” home and finally landing one that truly fits your needs.

For example, on a $500,000 home, a 5% price cut equals $25,000 in savings.

And even if a builder isn’t willing to lower the price directly, they often have other ways to make the deal work.

As Realtor.com points out:

“In today’s new-home market, many builders are open to negotiations—whether that’s lowering the price, buying down your mortgage rate, or covering closing costs to help get the deal done.”

Why This Matters for You

As a buyer, you’re not just looking for a house—you’re looking for your house. The one that matches your lifestyle, your needs, and your vision of home. New construction can often deliver on that with:

  • Spacious kitchens and open floor plans
  • Energy-efficient features (lower bills, less waste)
  • Built-in smart technology
  • Peace of mind with fewer repair issues from day one

And with today’s builder incentives, that dream may be more within reach than it has been in years.

Pro Tip: Don’t Go It Alone

If you want to take advantage of these opportunities, make sure you bring your own agent. Builder reps work for the builder, not for you. Having your own agent ensures someone is looking out for your bottom line. A good agent will:

  • Cut through the sales pitch and break down the real numbers
  • Identify which incentives are valuable—and which ones aren’t
  • Negotiate on your behalf to secure the strongest deal
  • Keep your best interests front and center throughout the process

Bottom Line

If you’re struggling to find a home that truly feels right, the new construction market is full of possibilities. With record-high incentives, meaningful price cuts, and builders motivated to sell their inventory quickly, it’s one of the best opportunities in years to consider a newly built home.
