Thinking About Selling This Fall? There’s Still Time

by James Lynch

Summer may be wrapping up, but if selling your home has been on your mind, you may be wondering if you’ve already missed the best time to make a move. Should you just hold off until next spring?

Not necessarily. Nearly one-third of all home sales take place during the final four months of the year.

Fall Is More Active Than You Think

According to data from the National Association of Realtors (NAR), roughly one-third of existing home sales take place during the final four months of the year. And since 2023, that share has continued to increase each year (see graph below):

What This Means for You

Forecasts from Fannie Mae, the Mortgage Bankers Association (MBA), NAR, and Wells Fargo point to roughly 4.16 million existing home sales this year. Based on the number of homes that have already sold, about 1.4 million more sales could happen between now and the end of December.

That works out to roughly 11,800 homes selling every single day this fall.

The market hasn’t come to a standstill, and your plans don’t have to either. Higher mortgage rates may be causing some buyers to wait, but plenty of serious buyers are still looking to make a move before the end of the year. Waiting until spring could mean missing months of motivated buyer activity this fall.

So, how do you make sure your home gets noticed by the buyers who are still actively searching? Selling this fall comes down to two key things: pricing it correctly and presenting it well. That’s where having a local real estate agent can make a difference.

A local agent understands what buyers in your area are looking for, how to price your home for today’s market, and how to position it to stand out from the competition. From the photos and marketing to negotiations and the final offer, the right strategy can help turn an active buyer into the buyer for your home.

Bottom Line

Selling this fall doesn’t mean your home will be sitting on the market until spring. Motivated buyers are still out there and looking to make a move before the end of the year.

If selling is on your radar, there’s still time. Connect with a local real estate agent to put together the right pricing and marketing strategy for today’s market.
