Buyer Demand Is Still Strong
While many headlines suggest buyers are stepping back, the luxury market is telling a different story. Demand for high-end homes remains strong, and current trends show that buyer activity actually increases as home prices move higher.
Lawrence Yun, Chief Economist for the National Association of Realtors® (NAR), explains:
“Lawrence Yun explained that the luxury housing market is significantly outperforming lower-priced segments. Sales of homes priced below $250,000 have remained essentially flat compared to a year ago, while higher-priced homes have experienced stronger gains. Homes in the upper price tiers are seeing sales increase by roughly 10% year over year, and properties priced above $1 million have posted the strongest growth, with sales rising approximately 18%.”
In short, the luxury market continues to see stronger sales activity than many other price ranges. One key reason is that affluent buyers are generally less affected by today's affordability challenges, allowing them to remain active even as the broader housing market cools.
That steady demand is also helping luxury homes sell more quickly than they have in recent years, reducing the amount of time many high-end properties spend on the market.
Luxury Properties Are Moving Faster
The latest data from Redfin shows that the median luxury home is selling in fewer than 50 days. That's considerably faster than the pre-pandemic pace and remains well below the typical time on market seen throughout the years leading up to 2020—even dating back to 2014 (see graph below).
